What does a landlord accountant do for you?
We prepare your UK property tax return and your Self Assessment tax return, and include tax efficiency planning. One Self Assessment return is included for a single owner and two for joint owners.
If Making Tax Digital applies to you, we add compliance support for £35 a month + VAT (£42 including VAT). We also prepare and file 60-day Capital Gains Tax returns when you sell, as a service we quote for, and we recommend Hammock software for your records.

Making Tax Digital
Does Making Tax Digital apply to landlords in 2026/27?
Yes, if your qualifying income was over £50,000 in 2024/25. From 6 April 2026 you must keep digital records and send HMRC quarterly updates using compatible software.
Qualifying income is your rent plus any self-employment income, before expenses. From 6 April 2027 it applies if that income was over £30,000 in 2025/26.
Three points landlords often miss:
It's rent received, not profit
The test looks at income before you take off mortgage interest, agent fees or repairs.
Jointly owned property counts by share
Only your share of the rent goes towards your threshold.
Other income is added in
If you're also self-employed, that turnover counts towards the same threshold.
Quarterly updates for 2026/27 are due by 7 August 2026, 7 November 2026, 7 February 2027 and 7 May 2027. Your tax return for 2026/27 is due by 31 January 2028, with any tax you still owe.

What expenses can landlords claim against rental income?
You can claim costs you pay wholly to let the property: letting agent fees, repairs and maintenance, landlord insurance, accountancy fees, and bills you pay for tenants.
Mortgage interest on residential lets is not deducted from your profit. For 2026/27 you get a tax credit at the 20% basic rate instead.
Repairs are allowed, improvements are not
Replacing a broken boiler is a repair. Adding an extension is an improvement: you can't claim it against rent, but it may reduce your Capital Gains Tax when you sell.
Replacing furnishings
You can claim the cost of replacing items such as beds, carpets and white goods in a let home, but not the cost of buying them the first time.
The £1,000 property allowance
If your rental income is £1,000 or less in the tax year, you normally don't need to tell HMRC about it.

How the price works
Prices are per month and are shown before VAT, with the VAT-inclusive figure in brackets. They are indicative: our team confirms the scope and final price with you.
For example, joint owners with three properties pay £35 a month + VAT (£42 including VAT), before any Making Tax Digital support.
Prices are subject to turnover not exceeding £150,000. Above that, our team will give you a custom quote.

FAQs
What do landlords ask us before they sign up?
Do I need to tell HMRC about my rental income?
Yes, if you receive more than £1,000 of rent in a tax year. At or below that, the property allowance normally covers it and there is nothing to report.
When is the tax return deadline for landlords?
31 January. The online return and payment for the 2025/26 tax year are due by 31 January 2027, and for 2026/27 by 31 January 2028.
Do I have to use Making Tax Digital as a landlord?
Yes, from 6 April 2026, if your rent and any self-employment income together came to more than £50,000 before expenses in the 2024/25 tax year. From 6 April 2027 it applies if they came to more than £30,000 in 2025/26.
Can I deduct my mortgage interest?
Not from your rental profit on a residential let. For 2026/27 you get a tax credit at the 20% basic rate on the interest instead, which we work out in your return.
Should I hold my rental property in a limited company?
It depends on your income, your borrowing and your plans for the property. Moving a property you already own into a company can trigger Capital Gains Tax and Stamp Duty Land Tax, so we run the figures with you first.
I'm selling a rental property. Is there anything to file?
Yes, if you make a taxable gain on a UK residential property. You must report it and pay the Capital Gains Tax within 60 days of completion. We prepare and file the return as a service we quote for; ask us to add it to your quote.
I own a property jointly. Whose tax return does it go on?
Both. Each owner reports their own share of the rent and costs on their own return. Our price for joint owners includes two Self Assessment tax returns, one for each of you.
